Ben and Lee our expert roof plumbers arrived and met with the tenant who showed them where the water was leaking into the building, they identified location with a reference point so when they accessed the roof they’d know where to start looking. There was a box gutter in the area of the leak that had previously been painted in bitumen paint bit that seemed to be in sound condition. There was a gap where two box gutters joined that the seal seemed to have deteriorated, so this was removed and resealed.
A thorough roof inspection showed the existing roof sheets had bowed in sections which may cause water to pool and leak through joints in the sheets. Several sections of flashing had corroded and joints that needed to be resealed.
Our plumbers recommended that the roof be flood tested with a hose as their roofing experience was telling them resealing joints may not have provided a 100% leak-free roof.
The owner authorised works to continue so they commenced hosing down the roof, Lee was inside the tenancy while Ben was hosing the roof above and it didn’t take long for water to start to enter. Lee identified all the spots within the tenancy where water was coming in before heading back onto the roof with Ben to identify possible points of entry.

As there were so many leaks and the existing roof was in such poor condition, they explained to the owner the possibility of the roof leaking in the future after they sealed the joints remained. Their advice was to supply the owner with a fixed price quote to supply and install a new roof which would give the owner and the tenant peace of mind knowing it would be 100% watertight. The owner agreed and accepted the quote.
As clear skies were forecast for the next week the plumbers gave the owner the option to save money by not sealing the joints in the meantime which he agreed was a good idea.
Materials were ordered the same day and the job was scheduled for 3 days once the roofing materials arrived.

New blanket and foil were installed where it was needed and the old blanket saved and re-instated were it could be. New Trimdek roof sheets were laid followed by new flashing and cappings. All joints were sealed before the roof was cleaned down and rubbish removed.
This process continued for three days until the job was completed. The owner was shown the finished job and was very happy with the outcome and the service provided.
