From major sewer blockage affecting your whole property or minor blockages effecting your kitchen sink we have the diagnostic equipment to locate and unblock your drains in a fast efficient manor limiting the damage to your property. We have the expertise and equipment needed to help unblock your drains whether you’re a residential home with one toilet or a retail shopping centre with 100 toilets.
If your toilet is blocked but the remainder of your drains seem to be operating correctly you may have an obstruction in your drain or in the trap seal of your toilet. A sign that your toilet is blocked is the water not flushing away from the bowl when you flush it. We have small CCTV cameras and locators available that will identify the cause to help us determine the best cause of action saving time and money. Often a simple plunge of your toilet is enough to clear the obstruction but for the more stubborn blockages may require removal of your toilet or a pressure jet down your drain.
Unblocking Bathroom Drains
Bathroom drains become blocked for various reasons, including the age of the bathroom plumbing and the build up of matter in the waste pipes which ends up causing an obstruction. Fortunately we deal with this on a daily basis and will fix the job with a variety of tools whether that be a small electric sewer machine, a mini water pressure jet, mini drainage cameras or we need to disassemble a section of your waste pipes.
A toilet cistern is basically a tank with an inlet valve and an outlet valve connected to your toilet pan. When your cistern leaks, it is generally caused by the rubber seal in one of these two valves not sealing on the seat. One of our plumbing professional will be able to diagnose the cause of the problem and offer a cost effective solution to repair your leaking toilet and have it operating correctly again in no time. Occasionally the most cost effective option is to replace your cistern with a new more water efficient model and we will provide you with a fixed price quotation to replace it.

Thermostatic Mixing Valves (TMV)
TMV’s are a testable device used to provide hot water to plumbing fixtures usually basins, baths and showers at a set temperature to prevent scalding. The TMV will mix hot and cold water to the set temperature and has a fail safe position should the valve fail. TMV’s are required to be tested annually and a TMV test register is usually required to be kept on site. Every 5 years a more comprehensive service needs to be carried out involving changing over the heating element in the valve. The most common places to find TMV valves are hospitals, health and aged care facilities, child care facilities, hotels.
Essendon Plumbing Services has licensed testers that are accredited with the Victorian Building Authority to carry out these audits.
