Case Study – Our Long-Term Fix for a Roof Leak in Essendon

Paul, an existing client of Essendon Pluming Services, recently contacted our office with a reported roof leak. We had had a previous attempt at sealing up the leak and explained to Paul at the time that this may not work due to the poor condition of his roof, if it failed, we would need to provide a long-term solution. Matt organised a time with Paul to carry out a site inspection and provide recommendations on a more permanent roof leak repair.

The Problem

Our plumbers, Matt and Richard, attended site and after carrying out the roof inspection noted that the likely cause of the roof leaks was the cement sheet flashing on the parapet wall had badly deteriorated and a small section of roof sheeting near a drainage vent had corroded.

Our Solution

The most cost-effective and less intrusive solution was to install a new metal flashing along the parapet wall covering the cement sheet, and a cover flashing over the corroded roof sheets. Paul agreed and the materials were ordered for an install at a time that suited Paul during the COVID-19 lockdown.

Preparation

Tommy and Kasey were assigned the job, one picked up the pre-ordered material from our supplier on their way whilst the other started to prepare the roof for works. Firstly, our professional plumbers set up the ladder for roof access and moved all the materials onto the roof.

The existing metal parapet wall capping was carefully removed as it needed to be reinstated on completion and the cement sheet wall was prepared ready to be covered.

Installation

Tommy and Kasey then installed the new metal parapet wall flashing which needed to be sealed and secured in position. They then re-installed the metal parapet capping and sealed and secured it in position.

The second stage of the job was to cover the corroded roof sheets around the drainage vent. The old vent and vent seal were removed, and the new metal flashing installed. They then installed a new PVC drainage vent pipe and sealed a dektite roof seal around the pipe to waterproof the penetration.

Testing

The roof was cleaned and swept down with a garden hose to remove any metal swarf or filings which, if left on the roof, will cause corrosion to new or existing metal roofing materials once wet. The roof was then water tested with a garden hose for leaks and it passed with flying colours.
