A maintenance plumber in Melbourne will start Monday to Friday between 7am -7.30am. Plumbers must operate between regulated hours regarding noise restrictions and these hours may vary slightly depending on the suburb and environment they are working in. After hours work and Weekend call outs are all part of the life of an emergency plumber, so we need to take this into account as well with our start and finish times.
Essendon Plumbing Services operations are planned and scheduled using ‘simPRO’, a cloud-based operating system allowing our team to easily plan there day through an App. We can quickly and efficiently communicate with each Plumber and Admin member via phone for emergencies and through the app for planned maintenance work.
What time does our Admin team Start?
Our first admin team members arrive at our office at 7am, with the office open until 5.30pm. This means we can answer your call, provide answers to your questions and schedule your job between 7am and 5.30pm, Monday to Friday. From 5.30pm to 7am we have a phone answering service for all emergency calls. They’ll notify our on-call emergency plumbers who will return your call and schedule your job.
7.30am: First Job “Blocked Sewer”
Our plumber arrives on site at 7.30am, inspects the fault and develops an action plan to clear the blocked sewer in Melbourne. The plumber explains the process and the costs associated to the client. Once the client agrees, then the job will proceed.
If the blocked sewer drain is below ground and external, the best way to clear it may be with a high-pressure water jet followed buy a CCTV drainage camera inspection to make sure the blockage has cleared properly. This type of job could take between 1-2 hours, depending on access and the difficulty in clearing the drain.
On completion our plumber explains to the client what caused the blockage and what action they took to clear it. They would then provide the client with an invoice and accept payment via credit card, cash or EFT.
9.30am - 10am: Travels to Second Job
10am - 12.30pm: Second Job - “Burst Water Pipe”
Our plumber arrives on site to find water running down the driveway from a crack in the concrete. After determining the exact location of the burst water main, the water is turned off to the property (stopping water waste). Our plumber explains to the client the driveway will need to have a section of concrete cut out to access the burst and that it will be repaired on completion of the job. The client agrees and the works commence.
Our plumber saw cuts the concrete and digs up the ground to expose the burst pipe. A section of split copper pipe is replaced, and the water is turned back on. The leak is repaired, the driveway fixed, and the site cleaned. An Invoice is provided, and payment accepted.
Our plumber checks their schedule for the next job and there has been a call from the office for an emergency gas leak, so the original third job has been re-scheduled to accommodate the emergency gas leak.
12.30pm - 12.45pm Travels to Third job
12.45pm - 1.45pm: Third Job - “Emergency Gas Leak”
Emergency plumbing generally means a plumber is needed urgently, even though it is lunchtime, our plumber makes the choice to eat on the run or put it off until later. They arrive on site and the smell of gas is prevalent at the gas meter. Years of plumbing experience suspects this may be a faulty gas meter regulator, so the gas fitting line is pressure tested for leaks. No leaks are found so the retail gas supplier is notified, and gas supplier arrives to change over the regulator.
>>1.45-2.15 Lunch<<
2.15pm - 2.30pm Travels to Forth Job
2.30pm - 3.15pm: Fourth Job - “Roof Leak”
This was the original third Job that the office re-scheduled due to the emergency gas leak. The client had water enter the property around the chimney in their lounge room due to rain. The plumber accessed the roof and noticed the metal flashing around the chimney was corroded and rusted through, allowing water to enter the house. The plumber notified the owner that the flashing was irreparable and new flashing was required but this would need to be measured and ordered. It was explained to the client he would carry out a temporary repair to prevent water entering in the short term and what the cost of supplying and installing the new flashing would be. The client agreed, the roof leak was temporarily repaired using silicone and the roof flashing was ordered and organised to be installed in 3 days’ time.
Onto the last job for the day.
3.15 - 3.45 Travels to Fifth Job
3.45 - 5.10pm: Fifth Job - “No Hot Water”
As plumbers, we understand there’s nothing worse than no hot water. A standard day for a plumber would be 7.30am-4pm but we understand nobody wants to go without hot water for the night so you can be guaranteed Essendon Plumbing Services won’t knock off at 4 and leave you without hot water.
Our plumber arrives on site to find the hot water services are split and irreparable, so a changeover unit is required. Our plumber explains to the client the cause of the fault and the options for replacement. Once agreed, our plumber calls our suppliers for a delivery while disconnecting and draining the original how water service. The new unit is installed, tested and commissioned, with the operating procedures explained.
The client is provided with an invoice and a certificate of compliance was issued. The old unit was taken away and our plumber heads home for the day.
