Case Study – Roof Plumbing at Ascot Vale Special School

Essendon Plumbing Services recently carried out roof repairs to a metal roof at Ascot Vale Special School in Melbourne. The school had reported roof leaks near an existing skylight on a flat metal roof that was dripping onto the ceiling.

Arrival on Site & Quotation

Matt, our plumbing estimator, attended the site immediately to inspect the roof and carry out a detailed roof report and a fixed price quotation to repair all water leaks and stop any further damage occurring to the building.

Years of roof plumbing experience led Matt to believe the existing polycarbonate skylight was new and had recently been replaced but the surrounding metal flashing was corroded and that’s what was causing the roof to leak onto the ceiling below.

Matt then scheduled a time to discuss the scope of work with Erica, the customer, to make sure she understood what was causing the roof to leak and how we were going to fix the roof leak for the long term.

Matt site measured all the materials needed to fix the roof leak, the quote was accepted by Erica and all materials were ordered ready for an install in 2 days’ time.

Completing a Safe Method Statement

Prior to the commencement of any works on site, a Safe Work Method Statement was completed, approved and signed by the Essendon Plumbing Services team members. It is also important when working on a school roof that there is no impact on the classes being undertaken below. This means the work is usually scheduled around timetables to suit the school. Installation

The method of repair that would cause the least amount of disruption to the school and provide the longest solution was installing a metal capping flashing to prevent water flowing over the leaking section of rusted metal roof.

Matt had pre-measured all flashing, so it was a case of our expert roof plumbers, Amanda and Caleb, assembling all the flashing on the roof, sealing all joints and installing fixings to secure it all together and make sure it was watertight. The metal roof capping needed to run up the roof and under the ridge capping to prevent any water flowing down the existing roof sheets.

Then the existing skylight cover was re-installed, and the roof was cleaned. Our plumbers then made sure all rubbish was removed.

An Important Note:

It’s extremely important to remove all metal filings, pop rivet nails, metal offcuts and fixings from the roof when roof work are completed. Corrosion will start immediately between metals should it rain or should condensation form overnight.
